Summary
We are seeking an experienced and driven Asset Management Associate to support the end-to-end management of a diverse real estate investment portfolio. The role involves conducting financial and strategic analysis during acquisitions, participating in due diligence processes, and underwriting new investment opportunities. You will engage closely with founders, senior management, and operating partners to align on strategy, monitor operational and financial performance, and drive value creation initiatives across portfolio companies and assets.
Key Responsibilities

- Provide input for due diligence planning (finance, tax, etc.) and participate in due diligence exercises when required

- Provide a broader risk and upside assessment through review of non-model related drivers and due diligence findings

- Assist deal teams in the under-writing of potential new assets or companies, including business strategy, operational efficiency and competitiveness, market performance and industry attractiveness, when required
- Engage with Founders / senior management of portfolio companies / operating partners to ensure alignment of strategy and execution of business plans
- Participate in regular engagement with portfolio companies, including attending results briefings, supporting the organisation of key discussion forums involving senior management, setting up and monitoring operational performance of underlying assets
- Monitor the performance of portfolio companies / assets and understand their ongoing financial strength (cash flow, P&L, balance sheet, etc), competitive positioning and industry attractiveness
- Oversight of business plans, budgets, forecasts as well as regular reports such as financial statements, monthly/quarterly/annual reports and other items prepared by portfolio companies / operating partners
- Identify value creation opportunities in portfolio companies / assets such as: operational improvements, asset enhancement initiatives, balance sheet restructuring, strategy refocusing, and corporate restructuring, etc., where relevant
- Assist in setting up appropriate portfolio analysis and valuation framework, including preparation of financial analysis, financial modelling, asset / company valuations, IRR / MOIC analysis, returns forecasting to assess and support asset management decisions. Accountability for accuracy of financial models
- Identify key business drivers, risks and understand valuation in order to assess the impact to value and returns under various scenarios
Qualifications and Skills
- Bachelor's degree in Engineering, Architecture, Construction Management, Real Estate, or related field.
- At least 5+ years relevant investment and asset management experience with top-tier private equity or real estate investment firms
- Prior experience in a similar position in real estate fund, exposure to portfolio analytics and asset operations and valuations is advantageous
- Excellent interpersonal and business communication skills, able to work in diverse and complex markets, and able to work well within diverse teams and deal with multiple stakeholders
- Self-starter with a proven ability to manage multiple priorities and to work independently
- Analytical in problem solving, able to make recommendations
- Experience in Korea real estate market is required with fluent business Korean language skills
