GENERAL MANAGER / PROJECT MANAGER

Project Planning & Coordination

• Develop and execute detailed project plans, schedules, and timelines for R&R and repainting works.
• Coordinate with consultants, subcontractors, suppliers, and clients (including MCST councils and managing agents).
• Ensure project milestones are met within budget, scope, and time.

Tendering & Cost Management

• Review tender documents, scope of works, and technical specifications.
• Assist in preparing cost estimates, BOQs, and tender submissions.
• Evaluate sub-contractors’ quotations and negotiate terms.

3.

Stakeholder & Client Liaison

• Serve as the key point of contact between clients (MCSTs, developers, or managing agents) and project team.
• Attend and present at AGM/EGMs, council meetings, and site briefings.
• Handle residents’ feedback and ensure prompt resolution of site-related issues.

4.

Site Supervision & Quality Control

• Oversee daily site activities, ensuring compliance with safety regulations and quality standards.
• Conduct regular inspections and supervise contractors’ workmanship.
• Ensure materials, methods, and finishes meet the specified standards.

5.

Permits & Regulatory Compliance

• Liaise with authorities (e.g., BCA, NEA, PUB, SCDF) for permits, inspections, and approvals.
• Ensure compliance with statutory and environmental regulations.
• Maintain up-to-date documentation and compliance records.

6.

Progress Reporting & Documentation

• Prepare progress reports, method statements, and risk assessments.
• Maintain project documentation, including variation orders, delay claims, and site diaries.
• Provide regular updates to management and clients.

• R&R Works – Façade repair, water seepage rectification, roofing, tiling, M&E upgrades.
• Repainting Projects – Full façade painting, protective coating, waterproofing, joint sealant.
• Construction Projects – Upgrading of common areas, additions & alterations (A&A), reinstatement works.
• MCST Projects – Residential condos, commercial complexes, industrial strata developments.
