Real Estate Private Credit Investment Associate

Sumitomo Mitsui DS Asset Management is seeking a Real Estate Private Credit Investment Associate to join our alternative investment team. This role isbest suited for early-career professionals who are interested in real estate investing and credit markets, and are eager to build a career in privatecredit.
Reportingto the team leader, the Associate will support senior team members across underwriting, execution, and portfolio monitoring of real estate debt investments. The role offers hands-on exposure to live transactions, structured training, and mentorship from experienced investment professionals.
Key Responsibilities
Investment Analysis & Underwriting Support
- Assist with the underwriting of real estate private credit investments, including:
- Senior loans, mezzanine debt, holdco loans, bridge loans and preferred equity
- Property-level cash flow and loan cash flow modeling
- Build and update Excel financial models under guidance from senior team members, incorporating:
- Rental income, operating expenses, capital expenditures and financing assumptions
- Key credit metrics such as LTV, LTC, DSCR and debt yield
- Support analysis of:
- Property fundamentals and local market dynamics
- Borrower and sponsor profiles
- Exit and downside scenarios
- Prepare supporting materials for investment memoranda and internal reviews
Deal Execution & Due Diligence
- Assist with transaction execution by:
- Organizing and reviewing due diligence materials (financials, appraisals, reports)
- Coordinating with internal teams and external advisors
- Help track deal pipeline sheet and maintain internal underwriting files
Portfolio Monitoring
- Support ongoing monitoring of existing investments, including:
- Reviewing borrower reporting and financial statements
- Tracking covenant compliance and loan performance
- Assisting with asset-level and portfolio reporting
Market & Team Support
- Conduct market and industry research on:
- Property types, geographic markets, and real estate trends
- Debt markets and capital markets activity
- Assist with internal presentations, portfolio reviews and investor materials as needed
Qualifications Required
- Master’s or Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or a related discipline
- Strong academic performance with demonstrated quantitative and analytical skills
- Prior professional experience with an asset management firm in the areas of private credit, real estate and/or alternative investments is strongly preferred
- Solid understanding of basic accounting, corporate finance, and real estate concepts
- Strong proficiency in Excel; comfort working with financial models
- Clear written and verbal communication skills
- Strong attention to detail, work ethic and willingness to learn
- Ability to manage multiple tasks in a fast-paced, deal-oriented environment
