A Condominium Manager oversees the day-to-day operations of a strata-titled residential
property. Acting on behalf of the Management Corporation Strata Title (MCST), they are
responsible for facility maintenance, financial administration, staff supervision, and
enforcing community rules to ensure the property runs smoothly and retains its value.
Basic Scope of Duties
Facility & Maintenance Management
Supervise on-site security, cleaning, and landscaping staff.
Oversee routine inspections,
Coordinate preventative maintenance, and
Manage repairs for common areas like pools, gyms, and elevators.
Financial & Budget Management
Draft annual budgets,
Monitor operating expenses,
Collect maintenance fees, and
Prepare financial reports for annual audits.
Stakeholder & Vendor Relations
- Serve as the primary liaison between the Management Council, residents, and
external contractors.
- Handle resident feedback, resolve disputes, and negotiate service contracts.
Meeting Coordination
- Organize and facilitate Annual General Meetings (AGMs) and monthly council
meetings, including preparing agendas, recording minutes, and executing action
items.
Regulatory Compliance
- Ensure all building operations, safety standards, and insurance policies comply
with local laws and regulations, such as the BSMA (2004) in Singapore.
