Role Overview

Our client is a BCA-registered General Builder with a strong track record across residential, commercial, and public-sector building projects.

As part of their continued growth, they are seeking an experienced Contract Manager to lead contractual, commercial, and risk management functions across multiple projects.

This role plays a critical part in protecting project margins, managing contractual risks, and supporting project teams from award through final account.

Key Responsibilities

Contract & Commercial Management

  • Lead the drafting, review, interpretation, and negotiation of contracts, subcontracts, and supplier agreements.

  • Manage the full contract lifecycle, ensuring contractual obligations, deliverables, and entitlements are properly administered.

  • Oversee variations, claims, EOTs, and final accounts, ensuring timely and effective commercial recovery.

  • Identify, assess, and mitigate contractual and commercial risks to safeguard project profitability.

  • Lead and support contractual negotiations and dispute resolution with clients, consultants, and subcontractors.

  • Work closely with Project Managers and Quantity Surveyors to ensure contract terms are correctly implemented on-site.

  • Provide commercial and contractual advice during project execution and decision-making.

  • Participate in project meetings, offering commercial insights and recommendations.

  • Maintain accurate records of contracts, correspondence, claims, and approvals.

  • Prepare commercial reports, cost summaries, and contractual documentation for management, audits, and client submissions.

  • Ensure compliance with contract conditions, procurement procedures, and regulatory requirements.

Requirements

  • Diploma/Degree in Construction Management, Quantity Surveying, Law, or related discipline.

  • Minimum 5 years of relevant experience in contract/commercial management within a Main Contractor (Building) environment.

  • Strong working knowledge of PSSCOC, SIA, and standard construction contracts.

  • Proven experience handling variations, claims, EOTs, and dispute-related matters.

  • Strong commercial acumen with excellent negotiation, communication, and analytical skills.

  • Able to manage multiple projects, stakeholders, and deadlines in a fast-paced environment.

  • Proactive, detail-oriented, and solution-driven team player.
