Vietnam Property Market Specialist & Training Consultant

Zac Chen Consultancy Pte. Ltd. is expanding into the Vietnam overseas property market and is seeking a specialist to build and lead our Vietnam sales advisory and training function. This role requires deep, on-the-ground expertise in the Vietnamese real estate market across Ho Chi Minh City, Da Nang, and Sapa.

Key responsibilities include:

• Training and mentoring Singapore-based real estate agents on Vietnam property market dynamics, sales strategy, and buyer engagement for Vietnamese land and property
• Accompanying agents and client groups on live property survey trips to Vietnam, demonstrating sales methodology and client advisory on-site across Ho Chi Minh City, Da Nang, and Sapa
• Reading, interpreting, and explaining Vietnamese Cadastral Maps (Bản đồ địa chính) for specific land parcels to both agents and prospective buyers
• Advising agents and clients on the legal framework for foreign ownership of Vietnamese property, including the use of custodian structures under Vietnamese law
• Collaborating with licensed Vietnamese lawyers to prepare and review legal documentation, including custodian agreements and ownership transfer letters, for foreign buyers
• Developing training materials, market guides, and client-facing collateral on Vietnam property investment
• Maintaining relationships with Vietnamese property developers, legal partners, and local market contacts

Requirements:

• Minimum 5 years of proven track record in residential and commercial land sales specifically in Ho Chi Minh City, Da Nang, and Sapa markets
• Demonstrated expertise in reading and preparing Vietnamese Cadastral Maps (Bản đồ địa chính) and interpreting legal land parcel documentation
• Strong working knowledge of Vietnamese land law, particularly the Land Law 2024, and regulations governing foreign ownership, long-term leases, and custodian/nominee arrangements
• Prior experience collaborating with Vietnamese lawyers on legal correspondence and documentation for foreign property purchasers
• Proven experience conducting property tours and client advisory sessions for foreign investors in Vietnam
• Established professional network with Vietnam-based property developers, notaries, and legal practitioners
• Proficiency in Vietnamese (written and spoken) is essential for effective communication with local developers, legal partners, and government agencies
• Familiarity with Singapore investors' needs and cross-border property investment dynamics is an advantage
