Lead High-Value Residential Construction Projects

We are seeking an experienced Project Director to lead and oversee multiple landed residential, condominium, rebuilding, and A&A projects. The successful candidate will provide strategic and operational leadership to project teams, ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards.

This role is ideal for a seasoned construction professional with strong project leadership capabilities, commercial acumen, and extensive experience managing residential developments in Singapore.

Key Responsibilities

• Provide overall leadership and direction for multiple construction projects from pre-construction through completion.

• Lead and manage Project Managers, Contract Managers, Technical Managers, Site Supervisors, and project teams.

• Develop project execution strategies, resource plans, budgets, and delivery schedules.

• Ensure projects are completed on time, within budget, and in accordance with contractual, quality, and safety requirements.

• Build and maintain strong relationships with clients, homeowners, architects, consultants, developers, subcontractors, and regulatory authorities.

• Oversee tender reviews, contract administration, procurement strategies, cost management, and project risk mitigation.

• Drive project performance through effective manpower planning, productivity improvement, and operational excellence.

• Monitor project financial performance, including budgeting, forecasting, variation orders, claims, and profitability.

• Conduct regular management reviews, site inspections, and project progress meetings.

• Ensure compliance with BCA, URA, MOM, SCDF, and Workplace Safety & Health regulations.

• Mentor and develop project teams to build organizational capability and leadership strength.

• Report directly to senior management on project status, risks, financial performance, and business opportunities.

Requirements

• Degree in Civil Engineering, Construction Management, Building, or related discipline.

• Minimum 15 years of construction industry experience.

• Minimum 5 years in a senior leadership role such as Project Director, Construction Director, Senior Project Manager, or General Manager.

• Proven experience managing landed residential developments, condominium projects, rebuilding works, and A&A projects in Singapore.

• Strong knowledge of construction contracts, project controls, cost management, and regulatory requirements.

• Demonstrated success managing multiple concurrent projects and multidisciplinary teams.

• Excellent leadership, stakeholder management, negotiation, and communication skills.

• Strong commercial and business acumen with the ability to drive project profitability.

• Projects valued above S$10 million.

• Experience managing multiple Project Managers and site teams.
