Job Summary
Assist the Residence Manager in daily operations and maintenance of common areas, supervising and guiding on-site technicians to ensure effective maintenance management of common property.
Responsibilities
- Conduct daily inspections of essential equipment to ensure satisfactory operation and promptly rectify irregularities
- Receive and attend to complaints by residents and owners
- Perform regular inspections with term contractors (e.g., pest control, fire protection) to verify service standards meet management requirements
- Propose and recommend improvements, repairs, and upgrades, ensuring approved works are properly executed
- Oversee the implementation of approved maintenance and upgrading works
- Install additional power points for new equipment and lighting as needed
- Troubleshoot electrical breakdowns to restore functionality promptly
- Perform general maintenance of building facilities across the development to maintain operational standards
- Inspect all common area lighting and replace defective units to ensure safety and visibility
- Carry out minor building repairs to maintain property condition
- Maintain accurate records of complaints received, and maintenance work completed
- Respond to emergency failures in common property on a 24-hour recall basis as required
Required competencies and certifications
- Diploma, Professional Certificate, or NITEC in Engineering (Electrical) or equivalent
