Senior Director, Capital Markets Research | APAC

JLL is seeking a dynamic, high-impact Senior Director, APAC Capital Markets Research to serve as the regional spokesperson and strategic thought leader for our Capital Markets division. This senior leadership role combines deep market expertise with client engagement, media representation, and team oversight — driving JLL’s research agenda across one of the world’s most complex and fast-evolving real estate investment regions. You will shape proprietary “house views,” influence investor strategy, and elevate JLL’s brand through conferences, media commentary, and executive-level advisory.

Market Research & Client Engagement

Create connected research programs and networks that align locally, regionally and globally

Undertake comprehensive market research and develop house views on Asia Pacific investment markets across direct, indirect, debt, equity, and alternative asset classes

Engage with senior stakeholders internally and externally to maximize Capital Markets Research opportunities

Conduct deep transactional research including but not limited to Living sectors (multifamily, BTR, student housing, aged care), Alternatives including Life Sciences, Healthcare, Data Centres, Infrastructure and Renewable Energy and other new economy verticals.

Support deal-related research and advise clients on investment trends and capital allocation strategies

Complete end-to-end consultancy work from discovery to strategic solution design and advanced data analysis

Input into and leverage research outputs across sectors and throughout the organization. Stay connected across various global research and marketing initiatives.

Team Leadership & Content Development

Supervise research analysts and specialists, managing transaction databases and datasets feeding global workstreams

Produce thought-leadership content and transform complex data into compelling visual narratives

Create presentations, reports and executive summaries highlighting key findings and strategic implications

Skills and Qualifications

Experience & Technical Skills

10+ years client-facing experience in capital markets with substantial real estate exposure

Proven track record managing client relationships and delivering high-impact consulting projects

Strong capabilities in Microsoft Office, financial modeling, and managing large datasets

Knowledge of business intelligence platforms (Horizon/Tableau/Power BI) preferred but not required

Experience working across multiple geographies and time zones

Core Competencies

Exceptional written/verbal communication skills with ability to draft impactful messaging and presentations

Strong relationship management skills for C-level stakeholders across complex organizations

Strategic thinking with customer-centric mindset and creative problem-solving abilities

Previous media engagements across digital and print platforms

High level of financial acumen and analytical skills

Education

Undergraduate degree in Business, Finance, Economics, Real Estate or related discipline; Master's/MBA highly preferred

CFA/CA or other professional qualifications desirable

Fluency in English is required and proficiency in Japanese and/or Korean would be advantageous due to regular engagement with clients, stakeholders, and research teams across Japan, Korean and the broader APAC region
