Scope of service shall be
- Assist/support Green Mark Certification/Tracking/data analyzing;
- Manage, coordinate & monitor progress of AEI works including all interfacing work needed on interruption of services / supplies etc.
- Manage new setup, handover / takeover of spaces for the AEI related work;
- Keep proper record of the AEI inventories and ensure proper handing over of services / system to document all DLP requirements/warranties etc;
- Do up Term Contract for all newly takeover systems / services to ensure all maintenance all in order;
- Assist with M&E ops matter and be familiar with authority submission and compliances;
- Ability to manage vendors to deliver the required services based on contract scope;
- Train Tech/ops team on site with hands-on experience / ability like settling basic plumbing and builders’ problems;
- Handle AEI / tenant fitting out including coordinating DLP defects between the parties;
- Handle and manage capital projects (if needed);
- Manage all repairs and maintenance related to AEI matters/project
- Attend to Project meetings and handle all document control / asset list update;
- Responsibilities of 2 buildings AEI & follow up for 18 Cross 60 Anson.
Tenancy Design
- Tenancy Management bridges the gap between tenant needs, property management requirements, and design execution.
- Analyse Prospects/ Tenants workflows and space utilization patterns to inform design decisions
- Working with consultants to work with the guideline. Reviewing on a practical way to implement the design to Prospects & New Tenants.
Ie: Onsite condition may not be able to fit the intended design of the Building design & Tenant’s. In the case of Audi glass enclosure where the design intent has to be modified. Co-ordination & feasibility design has to be looked into in totality.
- Communicate design concepts and guidelines effectively to Prospects & New Tenants, providing support and guidance throughout the fit-out process via frequent communication. This is especially critical & key co-ordination for Prospecting process.
- Oversee ad hoc design projects from concept through to execution, ensuring adherence to timelines and budgets. Example sub-division of existing unit (space management). Process involving co-ordination with Consultants & Contractors.
- Maintain project documentation and track progress, proactively resolving any design-related issues that may arise during implementation.
Tenant liaison on Fitting out & new Prospects requirement
- To review comments New Tenants fit out submission to ensure they are align with building design intent, meeting New Tenants operational requirement.
- To review comments on Prospects proposal to ensure they are in-line with building design intent & meeting Prospects operational feasible requirement & queries. Co-ordinate & follow through Prospects’ queries with Consultants & Landlord & Leasing.
- Key co-ordinator from various parties i.e.: - Consultant Teams, Tenants’ contractors. Process with start prior to Tenancy Fit out (review design) à to handover of unit à Tenants to their opening.
- Graphics and Visual Communications of New Tenants, to work with them to develop key communications for hoardings ensuring they effectively promote tenants’ offerings and enhance the overall aesthetic of the mall.
- Analyse competitive benchmarks and consumer behavior to inform design recommendations and improvements for asset enhancement works
Support for Reconfiguration Works
- Assist in the planning and execution of localized reconfiguration works within mall spaces to optimize circulation and improve traffic flow. this is for existing & new AEI space and existing vacant space.
- Co-ordinate with Consultants on the feasibility of such sub-division works especially the MEP aspect.
- Conduct site assessments and brief contractors for reconfiguration works. This is especially so for retail, there could be potential sub-division of work
