1. Project Planning & Costing

  • Scope Definition: Review the design brief from the design team and establish a clear project schedule.
  • Procurement & Bidding: Call for quotations, analyze vendor/subcontractor bids, and award contracts.
  • Budgeting: Prepare comprehensive project costings, track expenses, and manage Variation Orders (VO). [1, 2]

2. Site Implementation & Supervision

  • Coordination: Manage and supervise all builders' and M&E (Mechanical & Electrical) works on site.
  • Quality & Safety: Conduct regular site visits to ensure workmanship meets design specifications, and enforce local building codes and safety regulations.
  • Timeline Management: Track day-to-day progress to prevent delays and resolve technical or logistical challenges as they arise

3. Stakeholder & Client Management

  • Communication: Serve as the main point of contact between the client, interior designers, and subcontractors.
  • Updates: Provide regular progress reports, manage client expectations, and handle change requests. [1, 2, 3]

4. Handover & Financial Closing

  • Defect Rectification: Oversee testing and commissioning, conduct handover inspections, and ensure all defects are resolved.
  • Documentation: Compile As-Built drawings and secure necessary documents (e.g., Fire Safety Certificates).
  • Billing: Submit final invoices, track progress payments, and close out project accounts
