Senior Technician
Work Dynamics - Integrated Facilities Management
We are seeking an experienced Senior Building Technician to oversee comprehensive facility operations for a 23-story commercial building. This role combines technical expertise with administrative leadership, managing both soft and hard services while leveraging advanced building analytics through SmartSense technology integration.
Key Responsibilities
Technical Operations: Oversee preventive and corrective maintenance for all building systems including HVAC, electrical, plumbing, fire safety, elevators, and security systems. Perform advanced diagnostics and repairs on complex mechanical and electrical equipment. Coordinate with external contractors and service providers for specialized maintenance requirements. Ensure all safety procedures, including Crisis Management/ Business Continuity and Emergency Procedures are established, maintained and followed at all times
SmartSense Analytics Management: Monitor and analyze building performance data through SmartSense IoT sensors and analytics platform. Interpret environmental conditions, energy consumption patterns, and equipment performance metrics to optimize building operations. Generate data-driven maintenance schedules and identify predictive maintenance opportunities to reduce downtime and costs.
Administrative : Manage work order systems, maintenance schedules, and compliance documentation. Oversee inventory management for supplies, parts, and equipment. Coordinate tenant service requests and ensure timely resolution. Prepare operational reports and budget recommendations for facility management.
Soft Services Coordination: Supervise cleaning operations, security protocols, and tenant services. Manage vendor relationships for janitorial, landscaping, and other contracted services. Ensure consistent service delivery standards across all building amenities and common areas.
Qualifications
5+ years building maintenance experience, preferably in high-rise commercial properties
Strong knowledge of building automation systems and IoT sensor technologies
Experience with computerized maintenance management systems (CMMS)
Excellent communication and organizational skills
Relevant technical certifications preferred (HVAC, electrical, or facilities management)
