Building Manager

We are seeking a skilled Building Manager to lead operations in a premium commercial environment. The ideal candidate will possess strong leadership abilities and a comprehensive understanding of commercial building management.

Responsibilities

  • Lead and manage a team of Building Executives and outsourced service providers to ensure efficient daily operations.
  • Ensure the property's cleanliness, safety, security, and presentation meet the highest standards for an exceptional tenant and visitor experience.
  • Develop and enhance operational procedures, maintenance programmes, and service standards to achieve industry excellence.
  • Conduct regular inspections of all communal areas and facilities, addressing defects swiftly to maintain a first-class building appearance.
  • Monitor and evaluate the building management team’s performance, promoting accountability, compliance, and service delivery.
  • Oversee service providers and contractors through audits and performance reviews to ensure adherence to contractual obligations and standards.
  • Collaborate with the M&E team to ensure all building systems and infrastructure operate effectively and with minimal disruption.
  • Plan and manage quotations and tenders for maintenance services and capital improvement projects.
  • Prepare and manage operational and Capital Expenditure (CAPEX) budgets, addressing expenditures to maintain high service standards.
  • Prepare management reports and operational analyses to drive continuous improvement.
  • Oversee defect management and lifecycle planning, ensuring projects are completed safely, on time, and within budget.
  • Foster strong tenant relationships by resolving feedback and operational issues promptly.
  • Lead sustainability initiatives and ensure compliance with all statutory requirements and regulations.
  • Manage all fire safety matters, ensuring compliance with relevant regulatory requirements and conducting regular drills.
  • Liaise effectively with authorities, consultants, and stakeholders regarding building operations and compliance.
  • Maintain accurate records of contracts, inspections, and operational documentation.
  • Drive continuous improvement initiatives for operational efficiency and tenant satisfaction.

Requirements

  • Recognised degree in Building Management or equivalent.
  • Minimum of 5 years of relevant experience in a similar role.
  • Strong leadership, interpersonal, and communication skills.
  • Customer service oriented with a positive attitude.
  • Ability to work independently as well as collaboratively within a team.
