As a BMS Controls Manager, you will be responsible for the following duties:
- Lead the end-to-end execution of Building Management System (BMS) projects, encompassing design review, engineering coordination, installation, testing, commissioning, and project handover.
- Evaluate project specifications, engineering drawings, control schematics, point lists, method statements, and technical submittals to ensure technical accuracy and compliance with project requirements.
- Serve as the primary technical liaison between clients, consultants, main contractors, subcontractors, suppliers, and internal project stakeholders to facilitate effective project delivery.
- Drive technical reviews and discussions relating to BMS design, control strategies, system architecture, integration requirements, communication protocols, and third-party interfaces.
- Ensure seamless coordination and integration of BMS with ACMV, electrical, fire alarm, security, ELV, and other building services systems to achieve optimal system performance.
- Plan, monitor, and control project schedules, resource allocation, material procurement, site activities, and commissioning programmes to ensure timely project completion.
- Manage and oversee subcontractors and vendors, ensuring all works are executed in accordance with approved specifications, contractual requirements, safety regulations, and quality standards.
- Proactively identify, troubleshoot, and resolve technical challenges, site constraints, and coordination issues to minimize project risks and delays.
- Oversee the preparation, review, and submission of project documentation, including shop drawings, material approvals, inspection requests, test reports, operation manuals, and as-built records.
- Direct testing and commissioning activities, including functional testing, integrated system testing, performance validation, and client acceptance demonstrations.
- Support commercial and financial aspects of projects through variation management, procurement planning, cost monitoring, and progress claim administration.
- Ensure strict adherence to company policies, workplace health and safety requirements, quality management procedures, and contractual obligations.
- Provide technical leadership, coaching, and mentorship to project engineers, supervisors, and site personnel to foster high-performance project teams and successful project outcomes.
- Any other ad hoc duties as assigned.
Requirements
- Possess a Degree or Diploma in Electrical Engineering, Mechanical Engineering, Building Services, Controls Engineering or related discipline with a minimum 8 years of relevant experience in BMS / BAS / controls systems, and at least 3 years in a supervisory or managerial role.
