Oversee the Managing Agent
· Oversee the Managing Agent (MA) on all M&E operational and maintenance matters.
· Review and monitor the MA’s engineering performance, preventive maintenance programmes, vendor management, and statutory compliance.
· Ensure timely rectification of engineering issues, operational reliability, and adherence to asset management standards.
· Provide technical guidance and challenge recommendations where necessary to protect the asset interests for the development.
Tenants’ Fit out
· Oversee and manage all tenancy fit-out, reinstatement, and renovation works including the M&E perspective to ensure compliance with building guidelines, technical requirements, and statutory regulations.
· Review tenants’ submissions, drawings, load calculations, and proposed engineering systems to safeguard building infrastructure and operational integrity.
· Coordinate closely with tenants, consultants, contractors, Managing Agent, and relevant stakeholders to ensure smooth execution of fit-out works with minimal disruption to operations.
· Work together with the Assistant Manager and administrative support team on documentation, approvals, tracking of submissions, project coordination, handing/ taking over and follow-up actions.
· Guide and support the Assistant Manager in day-to-day engineering coordination, operational matters, repairs and project implementation.
· Ensure proper filing, reporting, records management, and administration of M&E-related documents, statutory certifications, and project correspondences.
· Support preparation of technical reports, management updates, tender documents, quotations, and project presentations where required.
· Liaise and coordinate with tenants on fit-out works, reinstatement matters, M&E requirements, operational issues, and other building-related matters to ensure compliance with building guidelines, smooth operations, and build good rapport with tenants.
AEI, GBIC & Green Mark initiatives
· Lead and drive Addition & Alteration (AEI) works, including technical reviews, implementation coordination, authority compliance, and stakeholder management.
· Spearhead GBIC programmes, utilities optimisation initiatives, and sustainability-related engineering improvements across the development.
· Support and drive Green Mark certification, re-certification, and other ESG or sustainability initiatives to enhance building performance and operational efficiency.
· Identify, evaluate, and implement energy-saving opportunities, utilities optimisation measures, and operational improvement strategies across building systems.
· Review district cooling system proposals, assess technical and operational feasibility, evaluate cost and energy impact, and provide recommendations to Management.
Any other Duties
· Support any other duties or M&E-related projects, upgrading works, technical studies, and assignments as directed by Management.
· Assist in technical due diligence, engineering audits, and operational resilience planning across the Singapore portfolio.
