About the Company and Role
Our client is a leading real estate and asset management services provider with an established portfolio of retail and community-focused commercial assets across Singapore. As part of its continued growth, the organisation is seeking an experienced Lease Management Manager to lead a lease administration team and oversee the full spectrum of lease management activities for a sizeable property portfolio.
This is a leadership role suited for a meticulous and proactive professional with strong lease administration expertise, stakeholder management abilities and a passion for driving operational excellence.
Key Responsibilities
- Lead and oversee the end-to-end lease management function for a sizeable retail property portfolio, ensuring timely and accurate administration of leases, licences and tenancy documentation.
- Manage lease lifecycle activities including new leases, renewals, variations, assignments, novations, surrenders and terminations.
- Ensure the integrity and accuracy of lease records, tenancy schedules and data maintained within lease management and financial systems.
- Oversee rental billing administration, Gross Turnover (GTO) reporting and other tenancy-related financial matters.
- Manage tenant enquiries on lease and payment-related matters, ensuring timely resolution and high service standards.
- Ensure compliance with applicable regulatory requirements, internal policies and contractual obligations.
- Liaise with internal stakeholders, legal counsel and external parties on lease-related matters, documentation and tenancy disputes.
- Oversee arrears management and support lease enforcement and legal recovery actions when required.
- Review and validate tenancy reports, management reports and valuation-related submissions for stakeholders.
- Lead, mentor and develop a team of lease administration professionals to achieve operational excellence and service excellence standards.
- Drive process improvement initiatives, system enhancements and digitalisation projects to improve efficiency, accuracy and productivity.
Requirements
- Degree in any discipline.
- At least 5 years of experience in lease administration, property management or commercial real estate operations, including team leadership exposure.
- Experience managing high-volume lease documentation and tenancy processes.
- Familiarity with lease management, property management or ERP systems is advantageous.
- Strong knowledge of lease administration and tenancy documentation.
- Good analytical, numerical and problem-solving skills with strong attention to detail.
- Proficient in Microsoft Office applications and comfortable using various systems.
- Good communication and stakeholder management skills.
- Self-motivated, proactive and able to work independently.
- Strong sense of responsibility with a customer-focused mindset.
- Team player with the ability to work effectively in a fast-paced environment.
