Project Manager – Main Roles & Responsibilities
1. Project Planning
Prepare overall project execution plan, construction programme, work sequence, manpower and equipment requirements.
2. Schedule Management
Monitor progress against the approved programme, identify delays, and implement recovery plans to meet milestones.
3. Cost & Budget Control
Monitor project costs, labour, materials, equipment, subcontractors, variations and prevent unnecessary expenditure.
4. Site Management
Oversee daily construction activities and coordinate site teams, subcontractors, suppliers and equipment.
5. Manpower Management
Plan manpower requirements, allocate resources and ensure sufficient skilled workers are available for planned activities.
6. Material Management
Ensure materials are ordered, approved, delivered and available on site according to the construction schedule.
7. Equipment Management
Plan and coordinate cranes, lifting equipment, machinery, scaffolding and other construction equipment.
8. Quality Control
Ensure works comply with drawings, specifications, approved materials, method statements and inspection requirements.
9. Safety Management
Ensure compliance with safety requirements, risk assessments, PTW, toolbox meetings, lifting procedures and site safety regulations.
10. Drawings & Technical Coordination
Review drawings, identify discrepancies, coordinate with consultants/engineers and resolve technical issues before work proceeds.
11. Subcontractor Management
Monitor subcontractor performance, productivity, quality, manpower, programme and contractual obligations.
12. Client & Consultant Coordination
Attend meetings, provide progress updates, discuss site issues, obtain approvals and maintain good working relationships.
13. Variation / VO Management
Identify changes in scope, prepare quotations, obtain approvals and maintain proper records for variation works.
14. Risk Management
Identify potential risks related to safety, programme, cost, manpower, materials and construction methods, and take preventive action.
15. Problem Solving
Resolve site problems quickly and coordinate with relevant parties to minimise disruption to the project.
16. Progress Reporting
Prepare daily/weekly/monthly progress reports, manpower reports, equipment reports and management updates.
17. Documentation
Ensure proper records of drawings, RFIs, inspections, approvals, method statements, MOMs, variation orders and correspondence.
18. Testing & Inspection
Coordinate inspections, testing, commissioning and rectification of defects with consultants/client.
19. Handover
Plan project completion, defect rectification, testing, O&M documents, as-built drawings and final handover.
20. Team Leadership
Lead engineers, supervisors, foremen and workers; establish clear responsibilities and maintain team productivity.
